What is renters insurance?

Renters insurance, also called tenant insurance or an HO-4 policy, protects people who rent a house, apartment or condo. It covers your personal belongings, your personal liability and extra living costs after a covered loss. It does not cover the building itself. That's your landlord's responsibility.

For many renters, it's one of the most affordable types of insurance available, often costing far less per month than a streaming bundle. Your exact price depends on where you live and how much coverage you choose.

Why you need renters insurance

It's easy to think, "I don't own much." But replacing your bed, couch, clothes, kitchen items, laptop, phone and TV at today's prices can add up to thousands of dollars quickly. Renters insurance helps you replace them after a fire, theft or other covered event.

Liability matters too. If a guest slips in your kitchen or water from your overflowing bathtub damages the unit below, you could be held responsible. Renters liability coverage helps pay for those costs and legal defense.

Finally, many landlords and apartment communities require renters insurance in the lease, often with a minimum liability amount. We'll make sure your policy meets those terms.

Medical payments to others

Pays small medical bills for guests injured at your place, regardless of fault.

Loss of use

Improvements you made

Some policies cover upgrades you paid for, like new flooring or built-in shelves.

What renters insurance usually doesn't cover

  • The building. Your landlord insures the structure.
  • Floods and earthquakes. These need separate policies or endorsements.
  • Your roommate's belongings. Unless they're listed on your policy, they need their own.
  • Your car. Theft of the car itself is covered by auto comprehensive, though items stolen from it may fall under renters coverage.
  • Pest damage and wear and tear. These are maintenance issues.
  • High-value items over limits. Jewelry, watches and collectibles often need extra scheduled coverage.

How much renters insurance do you need?

Walk through each room and estimate what it would cost to replace everything. Many renters land somewhere between $20,000 and $50,000 in personal property coverage. For liability, $100,000 is common and many people choose $300,000 for little extra cost. Check your lease for minimum liability requirements.

Replacement cost vs. actual cash value

Actual cash value pays what your items were worth at the time of loss, after depreciation. A five-year-old couch might be worth very little. Replacement cost pays what it costs to buy a similar new item today. Replacement cost coverage costs a little more and usually pays much more after a claim.

What affects renters insurance cost?

  • Where you live and local crime and weather risks
  • How much personal property and liability coverage you choose
  • Your deductible
  • Your claims history and, in many states, credit-based insurance score
  • Safety features like smoke detectors, sprinklers and deadbolts

Ways to save on renters insurance

  • Bundle renters with your auto policy for a possible multi-policy discount.
  • Choose a deductible you could pay without stress.
  • Ask about discounts for security systems and smoke detectors.
  • Pay the full year up front if the insurer offers a discount for it.

Renters insurance FAQs

  • No state law requires it, but many landlords and apartment communities require it in the lease. A lease that requires it often sets a minimum amount of liability coverage and may ask you to list the landlord as an interested party, so they're told if the policy lapses. Even when it isn't required, it's one of the more affordable ways to protect your belongings and your liability.
