Top Eight Tips to Securing Your Home against Theft

Theft is a problem even in the best neighborhoods. You cannot eliminate the risk, but these eight steps meaningfully reduce it.

It is always worth protecting your home from theft, though many people do not think much about burglary. In some areas it feels safe to leave the doors unlocked at night. Yet theft is a problem even in the best neighborhoods. According to the FBI, home burglaries in 2010 resulted in $4.6 million in lost property, with an average loss of $2,119 per burglary.

The cost of the property is significant, but the emotional toll of having your home's security compromised is greater still. You cannot safeguard yourself completely, but you can reduce the risk. Here are eight ways to do it.

1. Avoid easy targets

Walk around the outside of your home and survey it the way a burglar would. Look for vulnerable spots, such as a window that could be pried open, and note any expensive furniture, electronics or art that is easily visible from outside. You do not need to redecorate; curtains, shades or blinds are a small price to pay for keeping valuables out of sight.

2. Upgrade your defences

Damaged doors and loose or broken locks make an easy target. Inspect exterior doors and windows at least once a year to check that they close and lock properly, and repair or replace anything damaged straight away. Grilles and shutters help prevent entry through windows. Add stronger locks, including deadbolts, and consider smart locks so you can see when a door opens.

3. Lock it up

This seems obvious, but many of us do not lock every window and door before leaving. Lock the front door even if you are only in the backyard. Thieves are known to slip in and take things quickly. An open window is an invitation: some estimates suggest burglars enter through one about 30% of the time, and need only ten minutes. Do not forget the door to the garage, one of the easiest targets and a likely route in. Do not rely on your automatic garage door for security.

4. Do some gardening

Keep hedges, bushes, trees and shrubs well trimmed, especially near doors and windows. There are two reasons. First, overgrowth makes it easier for a burglar to reach your home unseen. Second, a well-maintained exterior is a psychological deterrent. It signals an owner who takes care of the property and is likely to have protected it. Trim large branches near doors and windows too.

5. Consider an alarm system

An alarm improves security meaningfully, provided you actually set it when you leave. It offers peace of mind and can save on your home insurance premium, often a 5% discount or more depending on the system. Shop around for one that fits your needs and budget, as they can be expensive. If none fits, a prominently displayed alarm or camera sign also discourages burglars.

6. Install outdoor lighting

Outdoor lighting is a key factor in home security. Make sure exterior lighting is sufficient and consider adding lights in the shadows. Motion sensor lights are better still: they use less energy than permanent fixtures and are more likely to scare off a would-be burglar when they click on.

7. Take precautions on holiday

When you are away, arrange for someone to collect your mail, newspapers and deliveries. If you are going on a road trip, ask a neighbor to park in your driveway. Homes are most prone to burglary when thieves believe the owners are away, so anything that makes the house look occupied helps. Leaving a few lights on, or using timers indoors and sensors outdoors, is a smart move.

8. Guard your keys

A spare key is a lifesaver when you are locked out, but not if it falls into a burglar's hands. The first places they look are doormats, window and door ledges, fake rocks, the grill, flower pots and the ash door on the chimney. Be creative about where you hide a spare, keep one in your car, or leave one with a neighbor. If a spare key goes missing, change the lock immediately.
